Self-Storage Planning Permission Secured in Bedfordshire

J & J Planning and Design is pleased to have secured planning permission in Bedfordshire for a self-storage facility.

The approved development comprises the demolition of existing buildings and the stationing of 92 ISO containers for use as a self-storage facility, together with woodland planting, ecological enhancements and associated site works.

The permission follows a previous planning application and subsequent appeal relating to container storage elsewhere on the wider holding. While that proposal was unsuccessful, the process provided valuable insight into the planning issues that needed to be addressed.

Working closely with our client and engaging constructively with the planning authority we reviewed the planning strategy and identified an alternative solution that better aligned with local and national planning policy.

The revised proposal focused on the reuse of previously developed employment land and was supported by detailed evidence demonstrating the operational need for the facility, the lack of suitable alternative sites and the acceptability of the proposal in terms of highways, amenity, landscape impact and ecology.

Following a thorough assessment, the Council concluded that the development represented an acceptable form of rural employment development and granted planning permission.

This outcome demonstrates the importance of adapting planning strategies when challenges arise. A refusal or dismissed appeal does not necessarily mean development cannot be achieved. By understanding the reasons behind previous decisions and working positively with local planning authorities, it is often possible to identify an alternative route to success.
