Planning Permission has been granted on appeal for a Self Build Bungalow in Bedfordshire.

The site is a large residential garden within the Settlement Envelope.

Two pre-application submissions had confirmed that the principle of development was acceptable.

The planning application was refused on the basis that the Council considered it was a cramped form of backland development.

The Planning Inspector concluded that as a single storey development it would have limited impact on properties outside the site boundaries and that the bungalow would have no adverse effect on the character and appearance of the area.  It would also make efficient use of land. The Inspector considered that the bungalow would not be cramped and would be in keeping with other properties in the area.
