Central Bedfordshire Council has approved a full planning application for the construction of four dwellings including two bungalows. The scheme will feature a shared private drive, landscaping, and biodiversity enhancements.

Key considerations included:

  • Location: The site lies outside the settlement envelope but adjacent to existing development.
  • Design: Two detached houses and two detached bungalows, designed to complement the local character.
  • Environment: The development will deliver over 10% Biodiversity Net Gain and retain existing hedgerows and trees.
  • Planning Balance: Despite conflict with Local Plan Policy SP7, the Council’s housing land supply shortfall (4.85 years) engaged the NPPF’s tilted balance, leading to approval.

Although the site currently provides a visual break between the village and the open countryside, the approved scheme introduces strong landscape buffers and additional planting to maintain this transition. The mature hedgerow and Chapel Road will clearly define the edge of development, ensuring the proposal respects the rural setting. Overall, the layout safeguards the character of the  landscape and complements the existing settlement pattern.
