Residential Development of 15 dwellings was approved adjacent to the existing settlement of a Bedfordshire village for a local property development company.
The site was relatively flat and open to the road. The northern and southern boundaries were adjacent to existing residential curtilages of neighbouring dwellings and the eastern boundary was defined by mature hedge planting.
The Council considered that whilst the proposal would have an impact on the character and appearance of the area, this impact was not considered to be demonstrably harmful.
The proposal was also considered to be acceptable in terms of highway safety and neighbouring amenity and in accord with the Council’s planning policies and adopted Design Guidance.
The proposal included policy compliant affordable housing and the whole scheme has contributed to the Council’s 5 year housing supply as it was a deliverable site.
