Planning permission has been granted for Change of Use of a vacant office building to a Dance Academy for Elev8 Studios from the existing use of Class A2 – Financial and Professional Services.
The unit had been vacant since 2016 and the landlords were unable to find a suitable tenant. It was submitted that the reuse of a vacant building in the Conservation Area would enhance the character of the area. Furthermore, the proposal will contribute to the viability and vitality of the town centre.
A noise report was prepared by Cass Allen which concluded that the proposed acoustic insulation would minimise disturbance to adjoining occupiers.
The planning authority concluded that the leisure use was appropriate in the town centre and people using the dance studio could make related journeys to use the other retail facilities at the same time.
As no changes were proposed to the external appearance of the building it was accepted that the change of use would not harm the Conservation Area. Accordingly planning permission for the change of use was granted subject to relevant conditions.
A Prior Approval application for Change of Use was inappropriate due to the site being in a Conservation Area.
